She had a verbal agreement to stay in her house until she died if she signed it over to her nephew.
I know no written agreement but we tried to get her too but she trusted him. Now she is getting
evicted in 60 days for no reason. She is going to stay with us until we find her a trailer we have
11 acres thank goodness. He is also messing with the mail person trying to start trouble. It is
awful and she is a preciously sweet person and she needs all your prayers maybe some emails or cards.
She is not trading right now and neither am I. This is just messed up and she just needs your support
most of you that we trade with feel like family. Please any messages would be great!! She needs to
be lifted with prayer!!

The Bar Association in your area (county or state) will often give you a referral to an attorney who will give you at least a free consultation.

If the house was signed over with no consideration (money) the verbal agreement may be binding. . .

you could consider calling Adult Protective Services as well an attorney. If the home was siged over (usually by quick claim deed)and she is elderly and/or disabled there are certain laws of protection for her usually under a victimization clause.

if the house was just signed over to the nephew without any $$ being
exchanged, the nephew would have owed taxes for any value of the
house over $14,000 (2013's amount, prior years would have lower amounts)
He would have been obligated to pay federal taxes on any amount that exceeded
that particular year's gift limit. You could let the nephew know that you
will report him to the IRS. If he didn't pay any taxes owed, he may back down.

Also, if he is the owner of the house, he should be paying the property taxes
and for any maintenance to it. Present him with the bills or come the
end of the year, don't pay the taxes (assuming GA has property taxes).
