We just got an emaik from the owner of the house we are renting, saying its been a year since we moved in and they want a walk-through. Is this normal or should we be nervous that she's gonna raise the rent or give us bad news? We've rented before (more than 10 years ago before we bought our house, now we are back to renting) but never had an owner ask for a walk through.

up and taking care of place and not destroying the place
we use to have some rental properties and never did this then once had renters move out and place was totally trashed

Really, it is a smart move on their part. Take this as an opportunity to show them that you are great renters - have everything spic and span and if you have anything that you'd like them to fix, then bring it up then. I don't know that they will want to raise the rent, but you just don't know. I think, though, that they are just wanting to check in on their investment... kind of like you'd go to a doctor for a yearly physical. They would probably rather fix little things now then have them pile up later on. Like is the roof in good condition type of thing.
