4 0|0|Anyone have a newer metal/tin roof?|maraj|maraj64@hotmail.com|08:06:25|04/02/2010|

What are the pros & cons vs. a shingled roof?
Is it cheaper?
What is the guarantee vs. shingles?
How does the new tin roofing affect heating/cooling of your home?
Did you put the tin roofing over the existing shingled roof?
What about it attracting lightning?
How about noise during a hard rain or hail?

Any input regarding my questions is greatly appreciated! :)

What are the pros & cons vs. a shingled roof? Metal is at least double the cost upon installation, but well worth it if you can afford it.
And the metal comes in many colors now, making it look quite atttractive on the house.

Is it cheaper? Only in the long run. It is a great investment, and it could increase the value of your home for resale (but not in this economy!).

What is the guarantee vs. shingles? Lifetime! The best shingles can't even come close!

How does the new tin roofing affect heating/cooling of your home? We haven't noticed any big differences.

Did you put the tin roofing over the existing shingled roof? yes, by a highly reputable professional installer

What about it attracting lightning? No idea, but I doubt it!

How about noise during a hard rain or hail? It might be a bit noisier, but I love the feeling of SECURITY! Our home is in the country and there are often high winds. We decided on the metal roofing after years of having to patch and even replace the shingles due to wind damage. We even had some major insurance claims. Now, I don't worry about the winds and all the resulting roof and interior water damages!!!

HTH. Good Luck with your decision!

When I bought my house 2 yrs. ago, I was given a 5-yr. guarantee on the shingled roof. There are a few shingles curling here & there so I'm thinking that when the time comes, I'll be going w/the metal roofing over the existing shingles. Hoping to save up enough to do it by the time the 5-yr. guarantee is up. LOL
There's a house on the other side of town that got red metal roofing put on recently. I call it the "candy cane" house cuz the house itself is white but the roof & all the trim is a bright red. ;)
And a neighbor down the street from me just had a couple of Amish guys put a white metal roof on his house last week, & I noticed they didn't take off the old roof 1st, putting the metal roofing over the existing shingles. I think it took them all of 1 day to do it vs. the time of several days it takes to tear off an old, shingled roof & put a new, shingled roof back on. I was thinking that the speed & ease of putting on a metal roof over the existing shingles would save alot on labor making the cost a little more equal or less than w/the time & cost of tearing off the old roof & putting on another shingled roof. Especially since I don't have a big house (just 1 story & no variations in it, like this ^).

But, I grew up in a 2-store brick house that had a tin roof & I remember the upstairs & attic could get pretty stifling during the summer mos. My mom & I took turns hosing off the brick wall on the west side to try & cool it off. LOL It also seemed to be a magnet for lightning even after my parents signed up w/cable tv & got rid of the outside tv antenna. So those are a couple of concerns I have....

it doesn't stain like some shingled roofs. I have noticed when it rains real hard you can hear it it seems like it has made our house cooler in the summer & warmer in the winter at least the up stairs. I haven't noticed much change in the heating bills.Ours was put on over the old roof, we have a green one but I have saw every color lately. on our 1900 year old farmhouse we moved into few months ago. Being that we're in NH, figured it would do well in the winter with so much snow that it slides off quicker instead of having to use a shovel if it gets too heavy. We drove around several towns here and noticed quite a few have silver, green, brick red metal roofing. So, I think it's a good investment overall. Sharon:)
